South Surrey

The most affluent corner of Surrey — ocean access, large lots, and the border crossing to Washington.

South Surrey is the wealthiest part of the city and, in some ways, feels like a completely different municipality than Whalley or Newton. Bordered by the ocean at Crescent Beach, the US border at Peace Arch, and Langley to the east, it's a mix of large-lot detached houses, gated communities, and the Morgan Creek / Grandview Heights areas where new master-planned subdivisions keep going up. Household incomes here are among the highest in Metro Vancouver outside of West Vancouver and Shaughnessy.

Neighbourhoods within South Surrey to know: Morgan Creek (gated, golf course community, newer executive homes), Grandview Heights (still rapidly developing, newer townhouses and houses), Crescent Beach (the actual small beach village with its own identity), and Elgin Chantrell (older and quieter, mature trees). The adjacent City of White Rock is technically a separate municipality but most visitors treat them as one area.

Rental stock is limited — South Surrey is mostly owner-occupied — but when units list, they tend to be newer townhouses or secondary suites in large houses. Expect $2,500–3,300 for a 2-bedroom townhouse, and $2,800+ for a basement suite in a newer house. Schools are strong across the board (Semiahmoo Secondary is one of the highest-performing public schools in Metro Vancouver). Transit is poor — the 351 express to downtown Vancouver runs during rush hour but is the exception, not the rule. South Surrey is the right choice for newcomers with higher budgets who prioritise schools, space, and weekend access to the ocean.
