Fleetwood sits roughly in the middle of Surrey along Fraser Highway, between Guildford to the north and Cloverdale to the south. For decades it was a quiet, low-profile suburb — big lots, 1970s houses, and a town centre that hadn't seen much investment. All of that is about to change. The Surrey–Langley SkyTrain, under construction along Fraser Highway and expected to open in 2028–29, will put a station at 152 Street right in the heart of Fleetwood. The city has already rezoned the surrounding blocks for mid-rise and high-rise residential, and the first new towers are going into the ground.
For newcomers, Fleetwood today is quiet, car-dependent, and affordable. Rental townhouses list in the $2,200–2,800 range for 3-bedroom units — the kind of space that doesn't really exist in Vancouver or Burnaby. Schools are solid (North Surrey Secondary and Fleetwood Park Secondary both have strong reputations). The bus service along Fraser Highway is currently the 503, which is fine but nothing special.
The strategic case for Fleetwood is that rents and prices here are almost certainly lower today than they will be in five years, and anyone who moves in before the SkyTrain opens will get the pre-transit pricing. Investors noticed this years ago; newcomers are starting to.
