Broadmoor is the name for the central suburban core of Richmond — the broad residential belt between City Centre and the southern agricultural reserve. It's flat, quiet, dominated by large-lot detached houses from the 1960s–90s, and home to some of the best-ranked public schools in the Metro Vancouver region. For Chinese-speaking families specifically, Broadmoor is one of the most desirable residential areas in the Lower Mainland — housing here routinely attracts cash buyers from across the Pacific, and prices reflect it.
The schools are the main draw. McMath Secondary, McRoberts Secondary, and Burnett Secondary all rank in the top decile of BC public schools, and the elementary feeders are equally strong. Broadmoor Elementary itself is consistently one of the highest-performing elementary schools in the province. Families move to Broadmoor specifically to be in these catchments.
Transit is the weak point — Broadmoor is served by local buses along Blundell Road and No. 4 Road, but reaching the Canada Line requires a 10–15 minute bus ride or a drive. This is a car-oriented neighbourhood. Rental stock is limited and expensive: detached house rentals start around $3,500 for a modest 3-bedroom, and basement suites in houses run $1,800–2,400. Townhouses in newer developments list around $2,600–3,200 for three bedrooms. If school catchment is the priority and budget allows, Broadmoor is the answer.
